Is there a long-term lease?

No, the rental agreement is month-to-month.

When is my rental fee due?

Your rent is due on the first (1st) day of the month. If payment is not received by the end of business on the 7th, a late fee of $10 is assessed, and your unit will be over locked. An additional late fee of $10 will be added on the 25th of the 1st month for a total of $20 for the month. The 10th of the second month the total monthly late charge of $20 will be applied, and on the 10th of the third month an additional $20 will be applied, for each unpaid invoice. 

Will I receive a monthly "bill" or statement?

We do not send a monthly bill or statement. We offer a paperless automatic payment system from your credit card. In the event that the bank rejects our payment request, an alert will be emailed. An email alert of the pending due date will be sent 7 days prior to the first (1st) of the month.

What forms of payment do you accept?

We accept good check, cash, Visa, Mastercard and Discover credit cards. You may mail your payment, or give us your credit card number via telephone. For units that are delinquent, we require cash, valid credit card or money order payment.

Prohibited items from storage.

Flammable, explosive, hazardous or illicit materials are not allowed. Occupying the unit as living quarters is prohibited by law and is cause for immediate eviction. Storage of live animals is not allowed. Food is prohibited.

How tall / wide are your doors?

Our doors are 94 inches wide by 84 inches tall, and are roll-up doors that are easy to operate and coil up once opened. If you have specific door requirements, talk to our manager and he or she will find the best solution for your need and be able to provide specific door measurements.

Do I need to provide my own lock?

Yes, you must supply your own lock. We recommend a Master brand disk lock. Only one lock is allowed per door latch, and you must keep your unit locked at all times. We inspect all locks periodically. When you move out you must remove your lock.

Does the facility assume any liability for the goods I store?

No, we recommend contacting your home or renter’s insurance agent. Adding stored goods to an existing policy is usually inexpensive, or may already be covered.

May I allow friends or relatives to access my unit?

You may allow anyone you choose to have access by accompanying them on the premises or giving them your key. You remain responsible for your obligations on the rental agreement regardless. Rental agreements may not be transferred. If you wish to transfer your unit to an acquaintance, a new account and rental agreement must be set up. Contact Steve at the office.

Can I share access to the space with my family and/or coworkers?

Yes, you decide who may have access to your storage unit.

What if I or one of my guests damages my unit or another building or fixture on the property?

The tenant shall be liable for any damage to the unit or any building, fixture, or other structure on the premises caused by tenant or his agents or guests. Tenant shall indemnify and hold Management harmless from any claim or cause of action arising out of Tenant’s use of the premises or any part thereof.

How do I get my deposit back when I move out?

If you have given us 14 days prior notification that you are moving, your unit is broom-clean, emptied, and in good condition – subject only to normal wear and tear – and is ready to re-rent, you may request a refund from the manager. If you qualify, a check will be processed and mailed to your address on file, which comes from the written rental agreement. If your address changes after you complete the rental agreement we recommend that you give us notice to update.

Can I get a refund?

It is a policy that our self-storage facility does not prorate rental payments for any partial months when moving out. When you move in your rent is prorated for the move-in month. If you rent/move in before the 15th of the month, you will be billed for the rest of that month plus the deposit. If you rent/move in after the 15th of the month, you will be billed for the rest of the month plus deposit, plus the next month. From that point on, we rent in one month increments and do not offer refunds for partial months when you move out.

What are the office hours?

We live here at the facility. We are available to meet clients here at the facility. As we are currently 100% occupied with no vacancies, appointments are recommended and are typically available after 9:00 am weekdays, and by appointment on Saturdays and Sundays. What happens if I lose the key to my storage unit?

You hold the only key to your storage unit. If you should misplace it, we have procedures in place to help you access your storage unit. Contact Steve at 812-756-2662
